Capital projects and project management.
Some work is bigger than a repair. A relocation, a build out, a renovation, a rollout across many locations. Bedrock manages those projects from the first plan to final closeout. We sit on your side of the table the whole way.
Someone has to hold the whole project.
The architect owns the drawings. The general contractor owns the build. The engineers own the systems. Each one is good at their piece. None of them is looking after your budget, your open date, or how the space works once your team is in it.
That is the job we do. We are in it from day one and we hold the whole scope. Every call gets made with your capital plan in mind. You get one number to ring and one person who owns the result.
The projects we manage.
If it changes the space, we can run it.
Corporate relocations
Moving a team into a new space. Site help, planning, the move itself, and the small details that decide how day one goes.
Tenant build outs
Turning a shell or an older space into a working location. Design, permits, bids, and eyes on the build.
Workplace and interiors
Refreshes, layout changes, and fit outs. This includes work in spaces your team still uses every day.
Multi location rollouts
The same scope repeated across many sites, run to one standard so location twenty looks like location one.
Receivership projects
Work on assets under receivership. The reporting has to be clean and every dollar has to be tracked.
Landlord and investor assets
Upgrades on owned assets, from building systems to common areas. Planned around the tenants in place.
Five phases, one team.
Updates and reporting run through all five.
Initiate
Define the goals and what the space has to do. Agree on what a good result looks like. Plan for the risks we can see coming.
Plan
Project charter and milestone dates. A budget everyone has seen. Clear roles, so nobody is waiting on a decision that is not theirs.
Design
Manage the design process. Check the scope and the budget against each other. Run contractor selection and get the right bids in.
Construct
Weekly meetings with the full team. Hold everyone to the contract. Every change order gets reviewed before it becomes your cost.
Close
Final accounting. Warranties and manuals collected and handed over. The facility handed off to the people who will run it.
What we manage while the project runs.
Budget and cost control
Tracked against the plan, with change orders reviewed before they are approved.
Schedule
Milestones held, and early warning when something is about to slip.
Consultant and contractor selection
Scopes written, bids compared on the same terms, references checked.
Base building coordination
Landlord approvals, building rules, and the work that has to happen around your space.
Permitting and approvals
Filed, followed, and chased so an inspection date does not become a delay.
Change management
A written trail of what changed, what it cost, and who signed off.
Reporting and invoicing
Regular updates leadership can read, and invoices checked against the work.
Stakeholder alignment
Getting the people with a say in the room early, so decisions hold.
