How multi-site operators run facilities
Guides and tools on vendor coverage, equipment cost, and keeping a program together across locations.
How do you decide whether to repair or replace equipment?
The fifty percent rule looks at a single repair, so it misses the asset that failed four times in a year. Here is the sum to run instead.

New Texas HVAC work as of 1 Sep 2026 is on the 2024 mechanical codes and ASHRAE 15/34-2024. Outdoor HVAC electrical is the 2026 NEC, and the listed-equipment GFCI exception still applies.

The platform
What is Pebble?
Pebble is our facility platform. It holds your sites, your equipment, your work orders and your vendors in one place. You can run it on its own, or have us run the work with it.
What can you do in it?
Raise and track work orders. See every site in one list. Keep equipment history and warranties on the machine itself. Set spend limits. Pull reporting without building it by hand.
What is Pebble AI?
It lets you ask questions about your own operation in plain words, instead of building a report to find the answer.
How does work get into Pebble?
A site scans the QR tag on the machine, or raises the job in the app. It opens against that piece of equipment with the trade and the priority already set, so nobody has to say which cooler they mean.
Can our vendors use it?
Yes. Vendors work the job in Pebble, so the history stays in one place instead of scattered across email and phone calls.
Is the data ours?
Yes. Your sites, your equipment history and your vendor list stay yours.
Do we have to take the whole thing?
No. There are three ways to run it. Software on its own, shared coverage, or fully managed by us.
How we work
What does Bedrock actually do?
We run facility maintenance for companies with more than one location. That means the software to track the work, and the vendors to do it, in one place.
How is this different from a CMMS?
A CMMS tracks the work. It still leaves you to find the person who turns up. We do both.
Do we have to use your vendors?
No. Your vendors stay yours. If you have a plumber you trust, they keep the work. We fill the gaps where you don't have someone.
What happens in a market where we have no vendor?
We go and find one. That's the part software on its own can't do, and it's why we're not only a platform.
Does this replace our team?
No. It gives them one place to see every site, instead of a folder of invoices and a phone.
What trades do you cover?
General maintenance and handyman, plumbing, HVAC and refrigeration, electrical and lighting, signage, doors and locks, glass, fire and life safety, roofing, janitorial, pest control, landscaping and exterior services, preventive maintenance, vertical transportation, specialty services, and capital projects and project management.
What kinds of sites do you work with?
Retail, food and beverage, hospitality, commercial real estate, multi-family residential, industrial and warehouse, healthcare, higher education, life sciences and government facilities.
Getting started
How do we start?
With a facility assessment. Everything else follows from what it finds.
What is a facility assessment?
We look at how work reaches you today, which sites and trades you have, and where support would help most. You come out of it knowing what it would take on your side.
How does pricing work?
Pricing comes out of the assessment. We price against how many sites you run, which trades you use and how the work comes in now.
How many sites do we need to have?
There's no set number. The more sites you run, the more there is to gain from seeing them in one place.
How long does it take to get running?
It depends on how many sites you have and how much history you want moved across. The assessment covers both.
What if we already have a system?
Most operators do. The assessment looks at what it does well and where the gaps are, rather than assuming it all has to go.
